        The property is located in Memphis, Shelby County, Tennessee, at the intersection of Dunn Avenue and Hays Road, situated North of Dunn Avenue and West of Hays Road. It is in the south-central section of the city, approximately one (1) mile north of the Memphis International Airport and the Federal Express (FedEx) Hub, five miles east of the Mississippi River, and just northeast of the Interstate 240 / Interstate 55 interchange.

Type and Description of Property

    Dunn Field is essentially undeveloped land, having been previously used for military purposes as a light industrial site as part of the Defense Distribution Depot, Memphis. It is located in an industrial area of the City of Memphis and its optimal usage is as a light industrial site. It is zoned as light industrial property by the City. Residential use is not permitted.
    The property is directly across Dunn Avenue from the Memphis Depot Business Park, which contains industrial warehouses and other businesses.
    There is an easement for an overhead electrical distribution line with a width of 150 feet, and containing approximately 2.066 acres dissecting the property in an east to west direction.
    According to Airport officials, there is a 200-foot limitation on the height of buildings constructed at the site.
    A second parcel containing 25.89 acres adjacent to and west of this parcel may be offered for sale in or about the year 2008 or later, due to continued environmental restoration. Only 39.42 acres are available for purchase at this time.
